Know what you're getting
before you sign.
An engineer inspects your flat, builder floor, house, villa or penthouse in the Tricity, before you take possession of a new home or before you buy a resale one. You get a photo report in 24–48 hours.
What we check
A ~150-point, room-by-room check with a moisture meter, socket tester and level. Non-destructive: nothing is drilled or broken.
Seepage & damp
Moisture meter on walls, ceilings, bathrooms and shafts.
Walls & plaster
Cracks, hollow plaster, paint finish, ceiling line.
Tiles & flooring
Hollow-tap test, gaps, levels, chipped edges.
Bathrooms & balconies
Floor slopes, drainage, waterproofing signs.
Electrical
Every socket, earthing, distribution board, switches.
Plumbing
Water pressure, leaks under sinks, flush and drain flow.
Doors & windows
Alignment, locks, gaps, glass, sliding tracks.
As promised?
Fittings and specs against your agreement; carpet area on request.
Houses, villas, builder floors and penthouses
We also check the terrace and roof (waterproofing and slopes), staircases and railings, basement and stilt damp, water tanks and pumps, and for villas the boundary wall and lawn drainage.
Don't accept your keys without an inspection.
Builders fix defects much faster when you report them before you sign the possession letter. We give you a dated defect list ready to send to your builder.
Why inspect before possession
No refund after possession
Punjab RERA has held that a buyer who accepts possession can't later ask for a refund. Check first, then sign.
5 years to report defects
Under RERA Section 14(3), the builder must fix structural and workmanship defects reported within 5 years of possession. A dated report is your evidence.
Check the occupancy certificate
Punjab RERA has ruled that offering possession without an occupancy certificate is illegal. We can review your possession documents too.

Living abroad? NRI remote possession
We inspect on a live video call at a time that suits your time zone, collect the keys with your authority letter, follow up with the builder on defects, and keep the keys safe until you need them.
Know what you're buying before you pay the token money.
In a resale, there's no builder to fix things later. Every repair after the sale is your cost. We find the problems while you can still negotiate, or walk away.
Why inspect a resale home
Fresh paint hides damp
Sellers often repaint before a sale. Our moisture meter finds seepage behind new paint and new tiles.
Negotiate with facts
Each defect comes with an approximate repair cost, so you can ask the seller to fix it or reduce the price.
Fast, because deals are
Resale deals move in days. Book us before the token money or the agreement to sell, and ask for a 24-hour report if it's urgent.
Extra checks for older homes
Hidden damp
Seepage under fresh paint, new tiles or false ceilings.
Wiring age & load
Old wiring, MCBs and RCCB, and whether it can take ACs.
Old plumbing
Rusted GI pipes, low pressure, leaks into the home below.
Terrace & roof
Waterproofing, cracks and leak marks on top floors.
Rising damp
Damp at wall bases, in basements and on ground floors.
Visible changes
Covered balconies, extra rooms or floors we see on site, flagged for your lawyer.
Water storage
Tanks, pumps, sump and borewell for houses and villas.
Termites
Signs in door frames, wardrobes and woodwork.
What you get
- Full inspection, plus the extra checks for older homes
- Photo report within 24–48 hours (24-hour option if urgent)
- Defects graded high / medium / low
- Approximate repair cost for each defect, from local vendor rates
- Free re-inspection if the seller fixes the defects before you buy
- A buyer's document checklist to go through with your lawyer: occupancy certificate, approved plan, society NOC, unpaid bills and maintenance

Inspection questions
When should I book a new home inspection?
As soon as the builder sends your possession offer letter, and before you sign the possession acceptance. If you've already taken possession, an inspection is still useful: defects reported within 5 years must be fixed by the builder.
Will my builder allow an inspector?
Most buyers can bring someone along for the walk-through. If the builder refuses entry before possession, ask them to put it in writing, and we can inspect immediately after possession instead.
When should I book a resale inspection?
Before you pay the token money or sign the agreement to sell. That's when the report helps you most.
Will the seller allow an inspection?
Most sellers do, especially when the buyer is serious. If a seller refuses any inspection, that tells you something too.
The home is rented out. Can you still inspect?
Yes, with the seller's permission and notice to the tenant. We'll note anything we couldn't reach because of furniture or belongings.
Can you tell me if the price is fair?
No. We don't value property or take commission, so we stay neutral. We tell you what's wrong and what it may cost to fix, and you decide.
Do you check the papers or the title?
No. We give you a document checklist to go through with your lawyer, and we flag changes we can see on site, like an extra room or a covered balcony. Title checks and legal advice need a lawyer.
How accurate are the repair costs?
They're approximate ranges based on local vendor rates, to help you negotiate. Actual quotes depend on the materials and the contractor you choose.
Do you damage anything or certify the structure?
No. The inspection is non-destructive: visual checks, tapping, meters and testers. We check finishes, services and visible defects. Structural certification can only be given by a licensed structural engineer.
